Launches and Sales

The school holiday period is usually slower both in terms of units launch and sold.

For the month of Jun 2026, no units were launched for sale. This is the first time since data was made available in Jun 2007 that no units were launched for sale in a month.

Developers were likely waiting for an opportune time like Jul 2026 to launch their projects.

Buyers scoured the market, searching for value buys at 2024/2025 prices.

An estimated 156 new homes were sold in Jun 2026, 65.1% lower than May 2026 and 42.6% lower than a year ago.

This was the fifth consecutive month where sales exceeded launched units, reflecting the strong underlying demand for new homes.

Developers were estimated to have launched 3,627 units in 1H 2026, 22.2% lower than the same period in 2025. Sales was estimated at 4,164 units in 1H 2026, 9.2% lesser than 1H 2025.

Purchases by Market Segments and Price Range

The Rest of Central Region (RCR) made up more than half the sales in Jun 2026 as buyers zoomed in on units in these centrally located projects.

Singaporean buyers made up 86.3% of the purchases in Jun 2026.

More than half of the sales were in the range of $2.5 million to $5 million.

This may be due to more sales in the RCR and larger units sold in Jun 2026. The median size of units sold in Jun 2026 was 101 sq m compared to 81 sq m in May 2026.

Among the top purchases were a $23 million detached house and an $18.7 million detached house in Kheam Hock Road sold separately to two Singaporeans and a semi-detached home in Fernhill Close sold to a Singaporean for $10.5 million.

This is the first time there was no sale of non-landed new homes $10 million and above.

Purchases by Foreigners

2 foreigners bought new residential homes in Jun 2026.

The first was a 2,056 sq ft in UpperHouse at Orchard Boulevard for $7.18 million while the other was a 969 sq ft unit in Terra Hill for $2.486 million.

Executive Condominiums

Prices of EC units were stable in Jun 2026 at $1,846 psf.

Developers sold 28 EC units in Jun 2026, with only 150 unsold EC units left in the market.

Outlook
The stronger economic growth of 6% in 1H 2026 should give a positive boost to market confidence and bolster buying demand.

In Jul 2026, major projects like Dunearn House and Lentor Gardens Residences will be launched for sale.

Sales is estimated to be 700 to 1,000 units.

Dunearn House will be the first project launch in the new Turf City housing precinct. The indicative pricing for Dunearn House is very competitive against recent resale transactions in the vicinity and comparable CCR launches in 2026.

Lentor Gardens Residences is the seventh project in the Lentor precinct. At the developers’ estimated average price of $2,350 psf, this is one of the most attractively priced projects in the OCR.

Developers are estimated to launch up to 7,000 private residential units in 2026, the lowest since 2023.

Barring unforeseen circumstances, transaction volume is estimated to be between 7,500 and 9,000 units while prices are estimated to grow between 2% and 5% in 2026. This is in line with MTI’s forecast of 2% to 4% economic growth.
